The type of HOA fees and dues in Oak Hills

There are currently 3 types of fees and dues associated with living in the Oak Hills Homeowners Association.
  1. The Annual HOA Assessment
  2. User Fees
  3. The Special Assessment

Oak Hills Annual Assessment for Fiscal Year 2025 = $775, Due Nov 15, 2025

All homes are responsible for an annual assessment fee that is used to maintain Oak Hills in its current condition. This amount is fixed and can only be raised by a vote of the homeowners, Because the income is fixed, and does not increase along with HOA expenses, the board must carefully decide what repairs and upgrade to complete, and those that must wait for additional funding.

The annual assessment is due NOVEMBER 15 of each calendar year.

User Fees

Some amenities of Oak Hills are not used by all residents. As much as possible, these services and events are structured as user fees, so only those that use an RV space have to pay for one. All homes benefit from the added value our pool and recreational center bring to the community, and all homes helped to pay for it.

With user fees, only active users of the rec-center pay for daily operational cost; only RV owners pay to maintain the lot.

A complete list of fees can be found on the Optional HOA Fee page -- users fees are not paid through BMCM accounting.

Special Assessment

The "Rec-Center Special Assessment" was created to build the new community room, gymnasium, and outdoor swimming pools.  All lots were levied the same fee when levied; some homeowners have paid this special assessment in full, while others have chosen to make monthly payments.   For those making monthly payments the final payment will be in November 2030.

The special assessment is connected to the property and not any individual homeowner(s). The balance against any lot can be passed to the next owner, resolved during a sale-purchase transaction, paid in full, or even behind and past due.  Each homeowner is responsible for knowing the status of their special assessment.

Note: Lump sum or annual payments are permitted and you will receive a credit on your account that will have $49.73 deducted each month until credit is used up.  The only way to save the 4.5% finance charge is with an in-full balance payment*.

Special Assessment payoff schedule

The table assumes that the lot has made the minimum payment, on time, since inception. These numbers are to be used as INDICATIONS ONLY.  Do confirm all values; as previous overpayments or late charges could have changed your balance. Please contact Blue Mountain at [email protected] to confirm your exact special assessment balance and to confirm when you make your payoff so that they can process the payoff correctly and you will no longer be charged the monthly Special Assessment.  If Blue Mountain is not notified that you have made a payoff, they may still charge the $49.73 monthly.  If you have made your payoff and you are still being charged the monthly Special Assessment, please contact [email protected] and they will review your account and correct it accordingly.

*If at any time during the year you want to pay off the entire remaining amount owed on the special assessment you can refer to chart below to determine the likely payoff amount.. The amount cited in the table below needs to be in the hands of Blue Mountain by the 25th of the month selected.  This assumes that for the month selected you have paid the $49.73 which is due on the first of the month.

Example: If paying off in January 2025 and had already paid your $49.73 for January you would pay $3,056.37 by
January 25.

Payments including a reference to your 5 digit account ID (found in Town Square or on annual bill) ex. “##### special assessment pay-off" should go to the address below via check, online bank bill pay (fees may apply), or Town Square Payment (fees apply):
